Hyder Completes Boulder Office TI

Hyder Construction has completed an exterior skin renovation at 1715 and 1745 38th Street in Boulder and a tenant finish for the tenant of 1745 38th Street, E Source.
The updated exterior skin was a combination of stucco and interlocking metal panels. The façade included new window storefront sections, which required extensive structural remediation. Site work included a complete landscaping facelift with added plant islands and all new site lighting.
The interior remodel included a partial gut of the existing space and a new break room, new bathrooms, a new patio space for recreation, interior offices, cubicles and open huddle spaces for collaborative working. The project included new modern finishes, an energy-efficient LED lighting system, and solar tube lighting to bring natural light to the interior and lower level of the building. The mechanical system was completely replaced with thirteen new high efficiency rooftop units. Between the mechanical demolition, new rooftop units, and solar tubes, there were over 80 penetrations in a roof. The cut and repair of these penetrations had to be coordinated and completed in a timely manner to avoid damaging existing finishes and keep the building warm through the winter. The project was phased to allow the tenants of 1745 move in before completion of the 1715 skin and site work.
